  • RATES: What are the rates based on?
    Advertised rates are based on a 1 year lease while lesser lease periods will be approximately P2-5k/mo higher. Rate will also vary depending on request/s.
  • RATE INCLUSIONS: What's included in the rates?
    Advertised rates include only association dues.
  • PARKING: Is parking included?
    Parking can be included for only P5k/mo subject to availability - if not yet included according to the advertisement details.
  • MINIMUM STAY: How many months minimum is required?
    Minimum lease period is 6 months for selected units.
  • RUSH MOVE IN: How soon can I move in?
    I will need about 3-10 business days from reservation fee payment date to process a move in. Please take into account extra time for the rest of the process found in the "NEXT STEPS" portion of this FAQs. The timeline will also depend on how fast both tenant and landlord can comply with the requirements.
  • EARLY INQUIRY: How early should I inquire and view?
    If your move in date is more than 1.5 months from right now, please get back to me about 1 month prior to your move in date for a more accurate inventory.
  • VIEWINGS: When can you accommodate viewings?
    I can do viewings within business hours Monday-Friday 9am-6pm.
  • PAYMENT TERMS: What are the payment terms?
    Minimum 2 months deposit. Usually, the payment terms are: minimum 2months advance consumable on first and last month if no post-dated cheques. 1month advance if with 11 post-dated cheques.
  • BROKERS: Do you accommodate brokers?
    I'm afraid I only handle direct clients at the moment.
  • NEXT STEPS: What are the next steps should I want to pursue a property?
    1. Applicant fills up and submits an application to the landlord via myself. This can be done in person or remotely online. 2. Landlord reviews and accepts / counter offers / declines. 3. Reservation fee is collected 24 hours from acceptance of application. 4. Contract of Lease is drafted based on the application and is reviewed and accepted by both parties. 5. Contract of Lease is signed and turnover schedule is confirmed. 6. Property is prepared for move in (cleaning, repairs, procurement, bills payment, admin registration, etc.). 7. Property is turned over to tenant - both parties inspect and note the condition of the Property and its contents.
